A passion for property and a commitment to helping others navigate one of life’s most significant—and sometimes stressful—decisions led to my transition from nursing to estate agency. I understand that buying or selling a home is a complex and deeply personal process, with much at stake both financially and emotionally.
Leveraging my nursing background in renowned London Independent Hospitals, I bring a unique combination of attentive listening, attention to detail, and the ability to remain calm under pressure. In high-stress moments, I’m here to negotiate and advocate on your behalf, ensuring you achieve the best possible deal and outcome. I’m also currently studying for Propertymark’s Certificate in Property Agency (Sales), continually enhancing my expertise.
As a long-time resident of Welwyn, where I’ve lived for the past 18 years, I offer extensive local knowledge and insight. Having raised four children, all of whom attend local schools, I am deeply connected to the community. In my spare time (though there’s not much of it!), I volunteer as a chaperone for the Digswell Players Amateur Dramatics Group and support Potential Kids, a local charity that provides social and learning opportunities for neurodivergent children and young people.
My guilty pleasure? Probably too much coffee at Delistop in Digswell—though it’s been a sanity-saver during the busy years of raising young children!
Whether you’re purchasing your first home or selling a property, my goal is to provide expert guidance with care, making your property journey as seamless and successful as possible.

With several years of experience in the property industry, I am the Co-Founder of Luxford & Ward, an independent estate agency built on trust, integrity, and a genuine desire to help people find their ideal home. My journey into the world of property was not a straightforward one—it was a leap of faith driven by a deep passion for properties and a commitment to providing personalised, client-focused service.
After leaving school, I began my career in business, specialising in cost analysis for an Office Stationery company before moving to Aviva’s pensions branch, where I honed my analytical and customer service skills. My career then took a turn towards the medical field, where I worked in various hospital settings. During this time, I developed a strong ability to listen, empathise, and support others—skills that are now at the heart of my approach as an estate agent.
After becoming a mother to three and enjoying the years raising them, when the time came that my youngest was off to school I felt a pull to return to work with a new focus. The property world captured my imagination because it offered a perfect blend of my love for homes and my desire to make a difference in people’s lives. I’ve always believed in giving clients the time they need to make big life decisions. My goal is not to sell a property but to find a home that truly fits my clients’ desires and brings them lasting happiness.
Now, as I embark on this new chapter with Luxford & Ward, I’m excited to continue helping clients at every stage of their journey, whether buying, selling, or simply exploring their options. I look forward to connecting with you!
Choosing the right estate agent is like picking the perfect cup of tea—it’s got to be just right, or it can all go a bit wrong. A good agent knows the local market like a local, makes sure your home gets the attention it deserves, and keeps things running smoothly without any fuss. Get it right, and the whole process feels easy. Because really, who wants extra hassle when you’re already moving house.
Paperwork might seem like a bother when selling a property, but it’s absolutely essential for keeping everything on track. By getting those forms and property information sheets sorted, we ensure every detail is in order. The more we sort out upfront, the quicker buyers can make decisions, leading to fewer hiccups down the line. So, while it may feel like a bit of a chore, think of it as laying the groundwork for a smooth sale—because who wants to deal with last-minute chaos when you could be enjoying a nice cuppa instead?
Choosing the right solicitor is crucial when preparing to buy or sell your next home. Whether your transaction is straightforward or you’re handling a more complex situation, such as selling an inherited property, having the right legal support makes all the difference. In cases involving probate or estate management, it’s essential to work with a solicitor who specialises in these areas to ensure a smooth, legally sound process. A knowledgeable solicitor will not only guide you through the legalities but also help you avoid potential pitfalls, giving you peace of mind throughout the transaction.
While property chains can seem complex, with several transactions needing to align on the same day, it doesn’t always have to be stressful. Delays can happen, but with good planning and clear communication, the process becomes far more manageable. When carefully handled, even the longest chains can come together smoothly, making your move feel much less overwhelming.
Understanding what you want from your sale is key to a smooth process. Whether you’re aiming for a quick turnaround or maximising value, being clear about your goals helps set realistic expectations, especially in terms of timeframes. It’s important to stay focused on what matters most to you, and that’s where we come in. Our job is to guide you through each step, keeping your vision front and centre, so we can tailor the process to meet your unique needs and help you achieve the outcome you’re looking for
Since 2017 property owners in the uk wanting to sell or buy have needed to provide proof of identity and address to estate agents in accordance with AML regulations.
New NTSELAT regulations (2023) mandate UK estate and letting agents to fully disclose property details like price, tenure, utilities, and safety risks upfront. This means that you will be required to thoroughly fill in the property information form (TA6) as soon as possible. This regulation is aimed at improving transparency and efficiency; non-compliance may lead to fines, bans, or imprisonment. While challenging initially, this is expected to boost market trust and reduce transaction delays.
